he seller had purchased the property less than a year ago, in November, 2017, for $1.75-million. Listing agent Paul Albrighton marketed the property, east of Gastown in Railtown, to buyers seeking both residential and commercial space. An offer was received after three days and the property was sold after three weeks of due diligence on behalf of the buyer.

VANCOUER MARKET SUMMARY - APRIL 29 2018

On average the Vancouver market in the past month, sales has have decrease in sales by 27% compared to April 2017, 17 year low on number of sales.  Inventory has increased 18% higher than the previous year.. 

 

Market condition are changing: New federal gov’t policies for mortgages, stress test.  (However some Private Banks and Credit Unions are not subject to these rules).  

 

Top area to invest: 

Mount Pleasant, prices are up on condos up 19.7% in 1 year, market is now providing more buying opportunities, as there are more options and less multi;le bids happening.  The entry level 1 bedroom in this area is 600 - 650k.  Average prices are $1150 - 1200/sq.ft.  Rents are 1900 - 2200/sq.ft. for 1 beds. Yaletown, Presales in the area sold well this year at an average of $1400/sq.ft.  You can still buy re-sale newer buildings for $1200/sq.ft. 

 

Westside of Vancouver Houses, 

More affordable houses, Kitsilano 10-12% lower than the 2016 peak pricing, (prior to the foreign investment tax being announced) for an older well kept livable home or a lot.  

  

Reasons why the market has cooled lately: 

- 3 very strong years of price growth, some push back from consumers, finally inventory has increased, up 18% this time last year, it has been at records lows for the last few years.  

- New mortgage rules

- Vancouver new tax policies: Vacant home tax (bought more rental to the market), increased foreign buyers tax from 15% to 20%.  Getting people to take their time.  Vacation home ownership is down. 

- I don’t believe these conditions will reming for long, as the overall economy is in good shape, we have Amazon bring  Presales are still selling well at prices

Suite 2705-1111 Alberni St, Shangri-la Vancouver. It was a nice NE corner unit, 1094 sq.ft. 2 bedrooms, 2 bathrooms, and a small den with some city views, and a corridor water view.  The unit was in original condition, but very well kept as it had been owner occupied for most of its life.  It was listed at $1,510,000 on September 19th 2017, and sold in 8 days for $1,490,000 ($1361.97/sq.ft.).  We showed it to about 15 groups within the week.  We had one offer within 6 days, which was slightly too low for the seller to accept, and after declining that initial offer, we then received a better offer the next day which after some negotiation landed within 1.3% of the asking price.

INVOLVEMENT WITH THE TRANSPLANT RESEARCH FOUNDATION OF BC & THE MAKE-A-WISH FOUNDATION

 


First as a recipient and later as a donor.  From over from 2006 - 2017, Paul Albrighton personally donated to Make-A-Wish BC and sat on The Young Professional Advisory Council between 2012-2013.  These members acted as ambassadors through fundraising and advocacy activities.

Quoted from The Make a Wish, "Where are they now" Bio Series: 

“I was a very ill kid since the age of four and spent about four years either living in the hospital or with assisted care at home.  I had a feeding tube attached to my stomach and a permanent intravenous line that would give me nutrients to my body. I was so sick that I required an intestine transplant.  

In 1994, I was blessed to receive a successful intestine transplant, which completely changed my life.  It allowed me to live freely and run around to play with my friends and siblings without tubes attached to me.  I continued to be a patient at the Children’s Hospital into my teenage years after my transplant, as they had to monitor my progress.  

After a small complication in 1998, my family and I were in need of some happiness and relaxation.  It was in 1998, that the Make-A-Wish Foundation granted me a wish.   

I was 14 years old and I remember the moment very clearly when the Wish Foundation told me that they were going to send me and my family to Maui, Hawaii.  Till this day, I have very fond memories of that trip.  We had a beautiful condo near the sea and had a rental car to tour the Island visiting great beaches, the aquarium and many other tourist attractions.  It was truly a gift to have received a vacation with my family, especially after so many years of dealing with my health issues and stress.  

When my family and I talk about our Maui vacation, it makes us smile all over again! My family and I are forever grateful to the Make-A-Wish Foundation in helping us lift our spirits after such a long journey!  The wish we received truly impacted our lives.

I have since received a second successful transplant following my years at the Children’s Hospital.  This time it was for my kidney, which I received from my loving mother.  Although being a double transplant recipient requires a bit more maintenance on my body compared to the average person, I have never let it get in the way of my goals in life.  

Today I am 27 years old (written in 2012) and live a happy normal life.  I love to travel, eat good food, learn about business/marketing and I love design! I recently purchased my dream loft style condo in downtown, which I reside on my own. 

I am a realtor at in Vancouver who specializes in unique homes, lofts and modern condos.  I have earned myself MLS Medallion Club recognition for four years in a row.  The Medallion Club recognizes the top performing 10% of Realtors in Greater Vancouver.  My goal is to maintain in the Medallion Club and one-day design and build unique modern homes.  Visit my website when you get a chance www.albrighton.ca

For 2017 and on, Paul Albrighton has dedicated an annural 1% constribution to The Transplant Research Foundation of BC.  Paul has recieved two organ transplants throughout his life and hopes to spread the word about the gift of life an organ transplant can provide, and contribute towards further technology and research.

 This was a unique two level loft, listed at $1,119,900.  It was listed in the beginning of December, only for one day. We had a few very interested parties request to see it right away.  That evening we received two offers and it was sold for $1,126,000.  The buyer was a local person looking for a unique space with high ceilings, plenty of wall space for art, and within a modern development.  Gastown has become more popular for upscale condos and lofts like this one, as the area offers amongst the most unique architectural buildings Downtown, within an old-world European charming streetscape, with many new nearby trendy boutiques and restaurants.  This property was originally purchased for $800,000 in 2010 from the developer. 

Comments on the local Gastown Market:  

Pricing in Gastown is up significantly, 20%-30% in the last 15 months. While the overall market in Vancouver has cooled down, this has resulted in less buyers at the table, but there are still enough buyers willing to pay a premium  for unique properties and especially lofts.  There are no new true two-level lofts currently under construction in the area, so this property type is seen as a rarity and is putting further pressure on the pricing.

1. 32% of our sales for 2014 have been with foreign or new-to-Canada buyers, with the following breakdown:

   a. Half of this group were non-residents, buying a part-time second or third home. 

   b. The second half of this international group had recently immigrated to Canada and planning to
        reside in Vancouver full time. 

   c.  This entire group of buyers either paid in full with no financing, or with 50% or more
        downpayment for mortgage financing 


2. Web-traffic: 

    a. 40% of our 350,000+ monthly page views on www.albrighton.ca were from non-Canadian cities. 

    b. The largest groups of international web visitors were: 17% from China, and 12% from the USA.

"The property was listed at $429,000, reduced to $409,000 after several weeks without selling and was reduced again to $399,000. It finally sold 51 days after being listed for $395,000.

What they got: Because Vancouver hasn’t got a lot of lofts, the lofts that do come on the market go for a price that’s generally slightly higher than the average. This loft at 528 Beatty, known as Bowman Lofts, is a warehouse conversion by Salient Group in the neighbourhood of Crosstown, which intersects three neighbourhoods: Yaletown, Gastown and Chinatown. It’s on a highly desirable street, close to trendy upscale restaurants as well as the hockey arena and movie theatres.

The agent’s take: Realtor Paul Albrighton is a loft specialist whose listings usually come up in places like Crosstown where the buildings were formerly used for light manufacturing and warehousing. In the current market, “we are seeing more investor style clients that are planning to purchase properties either as holding property or rental properties because they recognize that prices have come down,” Mr. Albrighton said. “The purchaser of this place is planning to rent it out for the long term, as it’s a unique place and the price was very attractive.”

Paul Albrighton is the kind of 27 year old who could pass for a teenager wearing a nice suit. He’s got a wide grin, a wiry build, and the polite exuberance of a young salesman who might have taken in a few Tony Robbins how-to-be-your-best seminars.

His optimism, though, hasn’t got that dogged spiritual-boot-camp feel to it. Mr. Albrighton has arrived at his daily up-with-life mantra as a response to childhood health setbacks that linger into his adult life. In other words, he’s happy to be alive. In fact, he’s so happy and goal-oriented, he tells me, that his mind is even working while he sleeps.

“When you give yourself good thoughts before bed, you do a little dreaming about what you want,” he says, seated in a Gastown coffee shop. “Your body and mind work over time when you are focused, even when you are sleeping. Define what you want, make it realistic, and go for it with passion,” he says.

Paul Albrighton has been involved with Make-A-Wish BC & Yukon for years now; first as a recipient and later as a donor. Since 2006, Paul has donated to Make-A-Wish and now sits on the Young Professional Advisory Council. The Young Professional Advisory Council members act as ambassadors for through fundraising and advocacy activities.

Make-A-Wish BC & Yukon is dear to Paul’s heart, as he was once a wish kid himself.  After a challenging childhood full of doctor’s appointments and hospital stays that resulted in a transplant; Make-A-Wish granted Paul and his family a very special wish to vacation in Maui, Hawaii when he was 14 years old.  Paul is forever grateful as they lifted his spirits at a very challenging time in his life. Paul now donates 1% of his annual profit to Make-A-Wish BC & Yukon Division.

The display suite is usually the best suit, but this would allow them to make a virtual tour for quite a few floor plans.”
