I have been involved with the Children’s Organ Transplant Society for many years, as a child transplant recipient at the age of 8, and an adult transplant recipient at the age of 22. I understand the challenges of my community. Many transplant recipients live great lives but we have compromised immunities, with Covid-19 we have to take extra precautions as we are more vulnerable to have severe outcomes if we contract the virus. Please continue social distancing and stay at home as it helps protect our vulnerable population. I encourage you to sign up to be an organ donor, as you could one day save a life.

From the article;

he seller had purchased the property less than a year ago, in November, 2017, for $1.75-million. Listing agent Paul Albrighton marketed the property, east of Gastown in Railtown, to buyers seeking both residential and commercial space. An offer was received after three days and the property was sold after three weeks of due diligence on behalf of the buyer.

“The market responded quickly, as it is a rare type of property with direct street access and flexible zoning, allowing for a variety of uses,” Mr. Albrighton said.

Pauls Latest Market Option
The market has changed where there are less sales per listing, however we are still achieving great prices for our owners of unique or architecturally inspiring properties, local buyers still believe in the long-term value of our market.  Also rents are strong, holding the value steady of investment properties.  This has been our best first-6 months to any year in the past 11 years, so while the media has changed "their perspective" on the market, good product is still holding or increasing in value. See the full property details.

Conversation with media on hot area and investment in Vancouver Real Estate

Market condition are changing: New federal gov’t policies for mortgages, stress test.  (However some Private Banks and Credit Unions are not subject to these rules).

Top area to invest:

Mount Pleasant, prices are up on condos up 19.7% in 1 year, market is now providing more buying opportunities, as there are more options and less multi;le bids happening.  The entry level 1 bedroom in this area is 600 - 650k.  Average prices are $1150 - 1200/sq.ft.  Rents are 1900 - 2200/sq.ft. for 1 beds. Yaletown, Presales in the area sold well this year at an average of $1400/sq.ft.  You can still buy re-sale newer buildings for $1200/sq.ft.

Westside of Vancouver Houses,

More affordable houses, Kitsilano 10-12% lower than the 2016 peak pricing, (prior to the foreign investment tax being announced) for an older well kept livable home or a lot.

Reasons why the market has cooled lately:

- 3 very strong years of price growth, some push back from consumers, finally inventory has increased, up 18% this time last year, it has been at records lows for the last few years.

- New mortgage rules

- Vancouver new tax policies: Vacant home tax (bought more rental to the market), increased foreign buyers tax from 15% to 20%.  Getting people to take their time.  Vacation home ownership is down.

- I don’t believe these conditions will reming for long, as the overall economy is in good shape, we have Amazon bring  Presales are still selling well at prices

The Action: This downtown unit is unique because it is on the top floor of the heritage conversion building Crane Lofts, listing agent Paul Albrighton says. The seller purchased the unit as an investment then decided to sell when he saw the condo market go up, says Mr. Albrighton, who showed the unit to five groups. The buyer is a local resident who plans to live in the unit. The price included some furnishings." read more.

Our latest Shangri-la listing was reported by the Globe & Mail in the Done Deals Section

shangri la vancouver globe and mailjg

Sale Details:

Property Advertisement Link:

Suite 2705-1111 Alberni St, Shangri-la Vancouver. It was a nice NE corner unit, 1094 sq.ft. 2 bedrooms, 2 bathrooms, and a small den with some city views, and a corridor water view.  The unit was in original condition, but very well kept as it had been owner occupied for most of its life.  It was listed at $1,510,000 on September 19th 2017, and sold in 8 days for $1,490,000 ($1361.97/sq.ft.).  We showed it to about 15 groups within the week.  We had one offer within 6 days, which was slightly too low for the seller to accept, and after declining that initial offer, we then received a better offer the next day which after some negotiation landed within 1.3% of the asking price.

The seller had initially purchased this property as her primary residence in September 2015 for $1,090,000.  The 37% appreciation over 2 years is beyond the average for most Downtown condos in this price range, however; the building Shangri-la has become extra desirable with nearby high-rises including the Trump Tower with similar units now selling at $1700 - $2500/sq.ft.  Shangri-la has always been popular for its location, 61-storey height, views for the upper units, modern styling, and being connected to an international destination hotel.   Read the full Globe & Mail Story here:

We have sold 5 condos at Shangri-la Vancouver, and have a dedicated website for this building, which is also in Chinese.  50% of our visitors are from out of country, we have met many buyers and international clients through this website.

"The Agent's Take: The seller paid $1.960-million for the unit in 2014 and sold this summer for $2.6-million. The seller accepted the offer because the buyer agreed to a quick closing date with no conditions, listing agent Paul Albrighton says. As well, there were comparable listings under $3-million at the time.

The Action: The unit was shown to five different groups within the first week, to local and international buyers. An offer was accepted after about two weeks of marketing."

Pauls Story published in 2012,

Quoted from The Make a Wish, "Where are they now" Bio Series:

“I was a very ill kid since the age of four and spent about four years either living in the hospital or with assisted care at home.  I had a feeding tube attached to my stomach and a permanent intravenous line that would give me nutrients to my body. I was so sick that I required an intestine transplant.

In 1994, I was blessed to receive a successful intestine transplant, which completely changed my life.  It allowed me to live freely and run around to play with my friends and siblings without tubes attached to me.  I continued to be a patient at the Children’s Hospital into my teenage years after my transplant, as they had to monitor my progress.

After a small complication in 1998, my family and I were in need of some happiness and relaxation.  It was in 1998, that the Make-A-Wish Foundation granted me a wish.

I was 14 years old and I remember the moment very clearly when the Wish Foundation told me that they were going to send me and my family to Maui, Hawaii.  Till this day, I have very fond memories of that trip.  We had a beautiful condo near the sea and had a rental car to tour the Island visiting great beaches, the aquarium and many other tourist attractions.  It was truly a gift to have received a vacation with my family, especially after so many years of dealing with my health issues and stress.

When my family and I talk about our Maui vacation, it makes us smile all over again! My family and I are forever grateful to the Make-A-Wish Foundation in helping us lift our spirits after such a long journey!  The wish we received truly impacted our lives.

I have since received a second successful transplant following my years at the Children’s Hospital.  This time it was for my kidney, which I received from my loving mother.  Although being a double transplant recipient requires a bit more maintenance on my body compared to the average person, I have never let it get in the way of my goals in life.

Today I am 27 years old (written in 2012) and live a happy normal life.  I love to travel, eat good food, learn about business/marketing and I love design! I recently purchased my dream loft style condo in downtown, which I reside on my own.

I am a realtor at in Vancouver who specializes in unique homes, lofts and modern condos.  I have earned myself MLS Medallion Club recognition for four years in a row.  The Medallion Club recognizes the top performing 10% of Realtors in Greater Vancouver.  My goal is to maintain in the Medallion Club and one-day design and build unique modern homes.  Visit my website when you get a chance

I work very hard in my business so I can donate 1% of my profit to the Make-A-Wish Foundation, BC.  I would like to inspire and give hope to other wish kids and their families that there is a future of large possibilities, after overcoming a life-threatening illness as a child.”

Paul is a donor to the Make-A-Wish Foundation of BC helping to make even more dreams come true for children who are facing their own battle with a life-threatening illness.  Thanks Paul for sharing your story and for your generous gifts to our Foundation!

Jameson House was the first high-rise building in Vancouver to bring on an internationally-acclaimed architect from outside the country, Foster + Partners of the UK. The firm is world-renowned for forward thinking design and futuristic type buildings.

Architectural masterpiece

#310 - 36 Water St, Terminus Building.

This was a unique two level loft, listed at $1,119,900.  It was listed in the beginning of December, only for one day. We had a few very interested parties request to see it right away.  That evening we received two offers and it was sold for $1,126,000.  The buyer was a local person looking for a unique space with high ceilings, plenty of wall space for art, and within a modern development.  Gastown has become more popular for upscale condos and lofts like this one, as the area offers amongst the most unique architectural buildings Downtown, within an old-world European charming streetscape, with many new nearby trendy boutiques and restaurants.  This property was originally purchased for $800,000 in 2010 from the developer.

Comments on the local Gastown Market:

Pricing in Gastown is up significantly, 20%-30% in the last 15 months. While the overall market in Vancouver has cooled down, this has resulted in less buyers at the table, but there are still enough buyers willing to pay a premium  for unique properties and especially lofts.  There are no new true two-level lofts currently under construction in the area, so this property type is seen as a rarity and is putting further pressure on the pricing.

To give our clients and potential buyers the best feel for a space, we have developed 3D Renderings to display a homes floor plan.  These are to the exact dimensions of the unit, first measured by a laser, and then rendered with the images from our photographer. Architectural Townhouse at 1451 Howe St Goes Viral

Pomaria on curbed

Pomaria Townhouse goes viral after numerous likes on Instagram, Facebook and Twitter. picked up the property and wrote a feature.  "Just over 1,200 square feet, this place features 18 foot ceilings on the main floor, walnut wood flooring, custom lighting, and exposed concrete. The walk up unit has a lovely little patio face Howe Street and if that doesn't excite you, the seawall is just a stones throw away. If buyers can put up with the construction mess that is going to be the Vancouver House (which will be located only a few steps away), upon completion of the much talked about twisting tower, the area will surely be transformed from the dead zone that it currently is to a retail and pedestrian haven." Globe & Mail News - Meet Modernist Design, Vancouver's New Housing Trend

"Meet modernist design,
Vancouver's new housing trend"

By: Frances Bula

“There’s a new generation out there that’s kind of tired of the old
Craftsman look,” says Paul Albrighton, a Realtor who specializes
in modernist apartments, townhomes, and single-family houses.
They’re not the quickest sell on the block, he says, but there is a
definite market of new buyers. “A lot of them have been in
condominiums as younger people and they are trying to continue
with that. They like the clean lines.”

“I come with a real estate sales management background of over 12 years. The service and professional attention I received from Paul was exceptional. He is a high-caliber realtor, being responsive, efficient and pays attention to detail. His knowledge of the local market, his unique marketing system and his keen negotiating skills were integral to the timely sale of my upscale gastown loft.  Paul is personable and wonderful to work with. I highly recommend him.”

- Anotonia B.

"Paul, thank you very much for everything that you did to make the sale of
our beloved loft possible. It was a great pleasure to work with you
once again. You will be who we contact should we return to Vancouver
in the future and require a new home to live in."

- K. & P. Lum

"When my husband and I began our property search, we wondered if identifying a realtor who would meet our needs would be more challenging than finding the ideal property.  We’d purchased properties in the Vancouver area before, however, we’d been living abroad for many years, so we used the internet to begin our search.  Searching individually, we each found Paul’s website to be the most friendly, informative, organized and easy to navigate; it also had the best selection of properties.  We had very specific criteria and tastes which Paul grasped from our first meeting, and he ensured that we were able to view the most suitable properties during our 2 visits to Vancouver.  Between visits, Paul stayed in touch, sending listings to us and responding promptly to our enquiries.  Throughout the process, Paul’s personal attention and integrity were impeccable; his personality and humour made it pleasant to spend time with him, and we’re happy to recommend him to anyone looking for real estate."

- J. Roe

"Having Paul Albrighton as my realtor gave me the ease of mind that my sale and purchase would be handled in the utmost professional manner and the best deal would be obtained for me.  His persistence and upbeat personality made everything go smoothly.  I was informed during every step and his knowledge of the real estate market was invaluable.  I would highly recommend Paul to anyone who is in the real estate market."

- Judy Li

"I decided to purchase our first home, the first person I thought of was Paul.  There are a lot of realtors out there, but I've known Paul for almost 5 years and he is the one person I trust that will help us in our best interests.  And he did just that! He always focused on our needs, and what our goals were.  I always felt that he had put us first.  That type of service is VERY hard to find in these days. Paul truly cares about his clients and will go the extra mile to help people achieve their dreams of owning a home.  I would recommend Paul to anyone who wishes for an easy and fun experience in house hunting. Thanks a lot Paul! I'll call you again when we're looking for our second place."   - Sally Ngo

"Paul’s attention to design, detail, and his effective marketing plan was the key to selling our Vancouver loft."

- J.  Martin

"Thank you for the advice.  It's good to know that I have someone who is truly looking out for my best interest. You’ve done a great job Paul.  Thanks for keeping me up to date each step of the way."

 - J. Nguyen

"Without a doubt, I cannot accurately express our thanks and genuine delight with the services Paul Albrighton provided...

Paul found us our dream almost impossible feat given our limited budget and requirements. Following a conversation on our must-haves and like-to-haves, Paul quickly compiled a list of potential homes for us...every condo he took us to had potential and definitely suited our needs and likes... then he saved the piece de resistance for our final stop of the day...and it was perfection...a wow from start to finish...

As much as we appreciated Paul's ability to zero in on what we liked and didn't like and only show us condos to suit us, we would learn his true talent lies with the negotiations...My husband and I had a completely different starting offer price in mind...It would be Paul's expertise that saved us over $25K on the deal. He took the burden of the negotiations so we wouldn't have to...and the pressure was there...buyers (us) leaving the country in days for over a month...and sellers not even living in the country--AND he was brilliant. Additionally, any time we needed an expert (mortgage broker, notary), Paul already had a standing relationship with these about a full-service agent!!

We had first contacted Paul years ago when we first moved to Vancouver...we weren't ready to buy but he helped us get familiar with the city and what buildings might interest us. When we were ready to buy 3 years later, he was our first call.

Regardless of other clients tasking his time, he always made us feel like we were his first priority...even preparing the offer for the home we ultimately bought while he was dreadfully sick with a cold. He is definitely my go-to person for any information on downtown condos for us or for friends.  He is the dream professional... all that you could ask for in a realtor..."

 - Karri McDonald-Hambrook & Steve Hambrook

"Paul's is a hard-working self-starter who invariably understands exactly what a project is all about from the outset, and how to get it done quickly and effectively. Paul's focus is highly respected, as both a person and a professional, by colleagues, partners and clients. Vancouver’s preeminent loft expert”

The Vancouver Sun Quotes Paul Albrighton as a Shangri-la Expert

Paul Albrighton was quoted in The Vancouver Sun on February 19th in the article;
"Donald Trump eyes a Vancouver presence on site of nixed Ritz-Carlton project".  Having sold many similar condos and working with buyers from a across the globe, Paul Albrighton is a sought after specialist with the Shangri-la Vancouver, at 1111 Alberni St & 1128 W Georgia St.  His focused website for this building is:

The recent Article featured in The Vancouver Sun, was discussing the speculated Trump International Development located on Georgia Street.  Tracey Sherlock approached Albrighton for his expertise with the current comparable Shangri-la building.

Pauls Section: "There are several other hotel-condo projects in Vancouver, including the Shangri-La, which was completed in 2009 and is Vancouver's tallest building at 62 storeys. Paul Albrighton, a realtor specializing in resale units at the Shangri-La, said prices in the luxury building have risen an average of two to three per cent in the past 12 months - above average for Vancouver condos. He said buyers are both Vancouverites and offshore buyers, but that there has been a bit of a slowdown, particularly among offshore buyers, in the past six to eight months."

Paul Albrighton and Beatty St Loft Featured in the Globe & Mail

Paul Albrighton is often quoted for his expertise with lofts and Vancouver properties.  Recently the Globe & Mail News reached out to Paul Albrighton for information on a recent sale, a loft on Beatty Street, #3-528 Beatty St.  This historic loft was unique with its architectural features.  Read more by following the links below.

Text Version:

Quoted from the article:
"The property was listed at $429,000, reduced to $409,000 after several weeks without selling and was reduced again to $399,000. It finally sold 51 days after being listed for $395,000.

What they got: Because Vancouver hasn’t got a lot of lofts, the lofts that do come on the market go for a price that’s generally slightly higher than the average. This loft at 528 Beatty, known as Bowman Lofts, is a warehouse conversion by Salient Group in the neighbourhood of Crosstown, which intersects three neighbourhoods: Yaletown, Gastown and Chinatown. It’s on a highly desirable street, close to trendy upscale restaurants as well as the hockey arena and movie theatres.

The agent’s take: Realtor Paul Albrighton is a loft specialist whose listings usually come up in places like Crosstown where the buildings were formerly used for light manufacturing and warehousing. In the current market, “we are seeing more investor style clients that are planning to purchase properties either as holding property or rental properties because they recognize that prices have come down,” Mr. Albrighton said. “The purchaser of this place is planning to rent it out for the long term, as it’s a unique place and the price was very attractive.”

Paul Albrighton is the kind of 27 year old who could pass for a teenager wearing a nice suit. He’s got a wide grin, a wiry build, and the polite exuberance of a young salesman who might have taken in a few Tony Robbins how-to-be-your-best seminars.

His optimism, though, hasn’t got that dogged spiritual-boot-camp feel to it. Mr. Albrighton has arrived at his daily up-with-life mantra as a response to childhood health setbacks that linger into his adult life. In other words, he’s happy to be alive. In fact, he’s so happy and goal-oriented, he tells me, that his mind is even working while he sleeps.

“When you give yourself good thoughts before bed, you do a little dreaming about what you want,” he says, seated in a Gastown coffee shop. “Your body and mind work over time when you are focused, even when you are sleeping. Define what you want, make it realistic, and go for it with passion,” he says.

Few Pieces of the Article:

 - “From the home buyer’s standpoint, there’s no longer the frustration of being taken out to a house and rolling your eyes at the realtor after the 20th time, and saying, ‘Ok, let me explain this to you again. I need a workable office space. Don’t show me houses that have a closet for a work space,’” says Mr. Shuster.

“I think it would be quite positive for special suites. I don’t know if I would do it for a small, quicker transaction,” says Mr. Albrighton. “I think the largest potential and what they will go after is developer business, places that aren’t built yet.
