Vancouver lofts - unique spaces under $500,000

Vancouver Lofts selections and updates, unique loft spaces under $500,000.

Located in Coal Harbour, Yaletown, Gastown, Crosstown, and Mount Pleasant

 Coal Harbour Loft Style Condo

#601 – 1333 W Georgia St – “The Qube” - This is an architectural well known building in Vancouver.  The Qube was originally a modern styled commercial building completed in 1969, then it was converted to high-end city condos in 2006.  This building is known for being earthquake proof, and looking like a “floating cube”.  The high quality build finish and design is beautiful.  It is also located near Stanley Park and Coal Harbour (Quieter, upscale north part of Downtown).  These condos have very spacious layouts with extra high 9’6” ceilings, all with a modern touch.  The attention to detail and design is quite apart.  Additionally these suites are air-conditioned.  Here’s a recent blog post of mine for more information and two better photos: http://www.albrighton.ca/blogs/2009/2/2/181-the-qube-1333-w-georgia-st-vancouver-loft-style-condo.html

Gastown Lofts

#507 – 36 Water St – “Terminus”, Last weekend I had a chance to view these suites and I was very impressed.  The build finish is very nice, and each suite in the building is unique.  They feature minimalist touches, high quality appliances and fixtures.  The bathrooms and kitchens are very impressive.  There are a few other suites not on the mls the developer is selling, with prices starting near $450,000 + 5% GST.  However; at this point I believe the developer is “open to offers.”  These units have air-conditioning/geothermal heating.

#401 – 28 Powell St – “Powell Lane” This is a Gastown conversion building completed 16 years ago, but this suite has undergone a nice renovation.  This is a spacious modern styled open plan with high 10’ ceilings.

#507 & #405 546 Beatty St – “Crane Building”, these are the two better buys in the building.  They have been consistently selling these units over the past few weeks for full price, and plus the 5% GST (As they are new and being sold by the developer).  The unit with 770 sq.ft. has lots of space, and a nice open living room. -Crosstown loft

#303 – 310 Water St – “Taylor Building” ,Gastown loft. this unit is still on the market.  This unit is in a boutique Gastown building, again the only downside is no parking.

 Yaletown Lofts

#304 – 1238 Homer St – “Grafton” ”This is a heritage conversion suite done in 1999 located in the heart of Yaletown, and only one block from Metropolis.  This unit has nice classic charm and good space with 820 sq.ft. of living space.  Additionally it has a parking stall, which is really rare for the area, and could be rented for a premium ($150-$200/mn).  This unit is worth closer to $430,000 using comparable sales in the building.

Mount Pleasant Lofts

#112 – 237 E 4th Ave – “ArtWorks” This one is on the main floor, and also has over 1000 sq.ft. of living space, and priced much better at $430,000.  This is a true warehouse style double level loft in Mount Pleasant.

#223 – 336 E 1st Ave – “Artech Lofts” This is another large double level warehouse style Mount Pleasant Loft. This unit is well priced at $369,000 and features some tasteful updates.  There is no parking, but it isn’t a big issue for this area, as there is usually available parking on the street.

#402 – 272 E 4th Ave – “Mecca”, again another Warehouse style loft.  This unit features very modern upgrades including a custom Miele Kitchen and stylish renovations.  The photos of this unit don’t show it to its best, but it is worth seeing as this unit has received lots of publicity.
