Market Update - Downtown Condos and Unique Properties


VANCOUVER MARKET UPDATE

 

DOWNTOWN CONDOS ARE OUTPACING THE MARKET


West_Pender_Place_Vancouver_Coal_Harbour-Vancouver Currently the media is shining light on how the market is in bad condition, housing is set for a 10% price decline, and sales have completely tapered off.  Downtown Vancouver is actually in fairly good condition.  The overall market is showing strong signs of a buyers market, but as you focus on certain areas, a variety of conditions can be found.  

 
QUICK MARKET FACTS FOR DOWNTOWN CONDOS
1. Year to Date as of August 9th 2012, sales for Downtown condos are 27% less (388 units) than seen in 2011
2. The average time on the market for a sold listing is 44 days for 2012 vs. 42 days for 2011
3. Average sales prices are down only 3.4%
4. Sale Price to List Price has only moved one percent lower than 2011, which is currently 96%.  So for a $500,000 listing the sale price will be $480,000

WHAT IS SELLING

752 sales Year-to-Date have been below $500,000 compared to last year with 943 in 2011, representing a 25% decrease in volume.  Year-to-Date there have been 512 sales priced between $500,000 - $1.0M compared to 644 sales last year also representing a 25% decrease.  There have only been 22 sales between $3-6M, compared to 37 sales last year, representing a 68% decrease in unit volume in the luxury condo market.

The slowdown in the entry-level market can be attributed to combination of successful pre-sale development projects earlier in the year that took buyers out of the re-sale market and away from our statistical records.  Additionally the new mortgage lending restrictions have slowed this entry-level sector.  Many entry-level Downtown buyers have also been drawn to the Eastside, as the apartment/condo segment has been strong with currently only a 4 month supply of inventory and 2% average price gain Year-to-Date.  

Much of the high-end market has slowed as empty-nesters who currently reside in houses are having more challenges selling their larger detached homes.  Additionally the slow-down of off-shore money has cooled off since 2011.  The Westside house market does account for a significant portion of Downtown's luxury condo sales, as many of the buyers "downsize" from a Westside house to luxury Downtown condo.   The current market conditions for detached homes has slowed nearly 50% from 2011, with an average of 12% price decline Year-to-Date.  

 

LOFTS AND UNIQUE CONDOS ARE LEADING THE WAY

1In our business in the past 90 days we have sold the same amount of condos/lofts/townhouse as the same period in 2011.  Our sold properties for both buyers and sellers have sold within 98.1% of the list price and in an average of 23 days.  This is a signal that the market for unique properties and lofts is still in very good condition and the demand remains strong. raffles#503 821 Cambie St - Raffles on Robson - This unit has great value.  The interiors are quite high quality, and much nicer than typical Concord Pacific developments.  The condos at Raffles offer modern European appliances by Bosch, stone counters, and overall nice finishing.  The bathrooms have  a separate walk-in shower and tub.  The patio is approximately 500 sq.ft and faces North, but there isn't a large view.  For the price this is a great unit and the interior space is sufficient.

 

 

pure_1#603 1252 Hornby St - Pure - The unit does have large balcony and it is connected to the common patio so you could entertain outdoors very easily.  The interiors are quite modern with clean lines, high ceilings, and nice bathrooms and kitchens.  Although the interior space is only 535 sq.ft., the design is very good, so it does feel a bit bigger.  I really recommend the building, as the architecture and design is more unique than most.  This information page on my website has some more info and pictures: http://www.albrighton.ca/1252-hornby-st-pure.html

 
#310 788 Hamilton St - TV Towers - This is a typical Concord Pacific development.  The buildings are good quality, but some of the finishing is not the greatest and very average.  Plus there are quite a few rentals in the building.  This unit has 698 sq.ft. and a 300+ sq.ft. private patio, so it may be worth a look as the price isn't too high.

#503 833 Homer St - Atelier - This is the unit you mentioned on the phone.  It may be worth a look as it is almost brand new and relatively good quality with a large patio.   The interiors are nice, and one step nicer than Raffles, but not as nice as the Le'Hermitage unit below. 

#3305 1189 Melville St - The Melville - I included this suite because it does offer great value.  It doesn't have a large patio, just a typical balcony.  However; the building has a common rooftop patio, pool, hot tub, gym and garden on the 41st floor - which is simply amazing, and the highest common rooftop in Vancouver. The layout, quality, and design of the interiors are nice, and the location is great.  From the 33rd floor you'll also get some pretty nice views.  This building was built by Amacon in 2007. 

lehermitage#1404 788 Richards St - L'Hermitage -   This unit doesn't have a large patio, but it is very nice.  If you are open to other ideas, this unit offers really good value.  The bathrooms and kitchens are beautiful, with ultra high-end materials, fixtures, and appliances - including Sub Zero and Miele.   The patio still has room for a small table, 2 chairs, and a BBQ.  There is a common patio on the 5th floor too.  Also, this is the only  unit in this mix that has air conditioning and Hotel Concierge included. •    #202 1616 Bayshore – This is condominium at Bayshore Gardens.  This unit offers good space, and small water views.  Similar units of higher floors with larger views sell for $1.35M+.

•    #3102 1188 W Pender – “Saphire” This is one of the few three bedroom high up newer condos in Coal Harbour.  This tower offers modern design, high-mid-range quality, and is only one year old.

Strong spring market carries into summer months


VANCOUVER, B.C. – August 5, 2009 – The Greater Vancouver housing market gained further momentum in July with record sales levels and a continued strengthening of home prices.

The Real Estate Board of Greater Vancouver (REBGV) reports that the number of residential property sales in Greater Vancouver totalled 4,114 in July 2009, becoming the highest volume of sales ever recorded within the REBGV for that month, outpacing the 4,023 sales in July 2003, which is the only other year that July sales exceeded the 4,000 mark.
Since the beginning of the year, the MLSLink® Housing Price Index (HPI) benchmark price for all residential properties in Greater Vancouver has increased 9.2 per cent to $528,821 from $484,211. However, home prices compared to July 2008 levels are down 5 per cent.

“Home sales this summer are seasonally higher than normal, which is due in large part to the price correction that has taken place in the last year and low interest rates,” Scott Russell, REBGV president said. “Although wellpriced listings and lower-to mid-range priced properties remain in the highest demand across Greater Vancouver, recent activity from first-time buyers is beginning to boost demand in the “move-up” segment of the market.”
New listings for detached, attached and apartment properties declined in Greater Vancouver, down 17.4 per cent to 5,041 in July 2009 compared to July 2008, when 6,104 new units were listed. At 12,482, the total number of property listings on the Multiple Listing Service® (MLS®) declined 5.8 per cent compared to last month and 34 per cent compared to July 2008.


“It is currently taking, on average, 48 days for a home to sell in the region. Today’s market activity differs by area and property type and it’s important to tap into local housing market expertise to understand why some properties are attracting multiple offers, while others are not moving,” Russell said.
July 2009 home sales declined 3.4 per cent compared to June 2009, but are up 89.2 per cent when measured against the 2,174 sales recorded in July 2008.


Sales of detached properties in July increased 95.2 per cent to 1,614 from the 827 detached sales recorded during the same period in 2008. The HPI benchmark price for detached properties declined 5.5 per cent from July 2008 to $711,702. Since the beginning of the year, the benchmark price for detached properties in Greater Vancouver has increased 9.8 per cent.


Sales of apartment properties in July 2009 increased 76.8 per cent to 1,708, compared to 966 sales in July 2008. The benchmark price of an apartment property declined 4.3 per cent from July 2008 to $365,291. Since the beginning of the year, the benchmark price for apartment properties in Greater Vancouver has increased 9.6 per cent.
Attached property sales in July 2009 are up 107.9 per cent to792, compared with the 381 sales in July 2008. The benchmark price of an attached unit decreased 4.6 per cent between July 2008 and 2009 to $452,085. Since the beginning of the year, the benchmark price for attached properties in Greater Vancouver has increased 6.8 per cent.

# 2702 1199 SEYMOUR ST - "The Brava" - This is a desired Downtown/Yaletown building.  This unit is 6 levels from the very top of the building, which is higher than most in the area.  This makes for fantastic city views, the ocean in the distance, and some of the nicest tallest buildings in the city - making this a special place.  The unit inside is similar to unit #1602 mentioned below.

 

# 2304 928 RICHARDS ST - "The Savoy" - Again a good Downtown/Yaletown address.  This unit is more spacious and features a few modern updates inside.  Additionally the 9' ceilings and 607 sq.ft will make for a more open feeling in the suite. 

 

# 2309 928 HOMER ST - "Yaletown Park" - This building is only 2 years old, and located right in Yaletown and central to many nice city spots.  This unit faces over top of a lot of heritage buildings, limiting future developments.

 

# 1602 1199 SEYMOUR ST - "The Brava" - This is the same suite as #2702, only 11 floors down, and $40,000 cheaper.  From these pictures you should get a better idea of what the suite looks like inside. This building features a large gym, party room, and a heated out door pool and hot tub. 

 

# 1606 1255 SEYMOUR ST - "Elan" - This is another modern building, which is only 1 years old in Yaletown/Downtown.  This unit features nice modern finishing’s inside, and open Western views, only its 500 sq.ft. making it slightly small.

 

# 2102 1238 SEYMOUR ST - "The Space" - This tower is 13 years old, but offers good price per square foot.  This unit is a Penthouse loft, which needs a bit of work, and is split over two levels, making for some extra glass, and features a patio off the top floor master bedroom.  This place is worth closer to $380,000.  It is actually on the 31st level, as many of the levels in this tower are double height lofts.

 

# 1604 1238 SEYMOUR ST - "The Space" - This is another condo in the same building.  This unit faces over a park making for some good Northern views.  I mentioned this unit because if you want more space, this place offers over 700 sq.ft. and it has been upgraded.



February 2009 condo prices


These are REBGV statistics for February 2009.  Westside condos have decreased in value 15.2% since February 2008.  This is one of the lower numbers in Great Vancouver, possibly signaling a bottom price.


In my opinion, signs of a bottom market have already happened in the $250k - $400k price range on the Westside, the best deals seemed to more present and available in January and February. 


As a specific local example: there were a few listings in Yaletown and Downtown priced just below $300,000  These properties were sold as high as $385,000 only 8 - 10 months earlier.  These "deals" were still sold quickly.  Since these properties were on the market in January and February, either desperate sellers are less common or they are “waiting for a better time.”   Searching through the mls over the past three weeks, similar very-well priced property in non-existent.  This past February 50% of the offers I submitted or dealt with were involved in multiple offer situations – as each property was well priced. 


There has been a lot more activity in February and already in March over December ‘08 and January ‘09.  In February this year there were 97% more sales than in the previous month. 


“There are terrific opportunities out there right now, but with property listings continuing to decrease, those opportunities may be available only for a brief window of time,. said Dave Watt, president of the Real Estate Board of Greater Vancouver (REBGV).”

#803 939 EXPO BV – “Max” Here’s a brand new listing at Max, where we saw the small studio suite.  Unfortunately there aren’t any photos as the listing was added today.  This is a real one bedroom suite with a parking stall in a 515sq.ft. suite.  This is a fantastic price!  Nearly $25,000 off market price, it may be priced to motivate multiple offers.  For good quality one bedroom this is a great value. 

# 506 969 RICHARDS ST – “Mondrian”
Here’s another good new listing at Mondrian, again this is priced really well.  This suite has cool architecture and very functional floor plans.  Plus its only 6 years old.  This is very nice, with a good layout, and den.  It includes a storage locker too.

 # 603 1288 GEORGIA ST – “Residences on Georgia”, this is also a nice one bedroom suite in Coal Harbour/West End.  This building was built quite nice in 1998.  It features modern design and fantastic location.  The only downside is the higher strata fee.

 # 205 1277 NELSON ST – This is one of the very few good quality West End concrete one bedroom condo buildings.  These suite are finished decently and the building is in great shape.

  # 507 939 EXPO BV – “Max”
This is a foreclosure, which means the bank is selling it.  I saw this suite a few weeks back when it was more epensive, it has over 600 sq.ft. and modern open style breakfast bar kitchen, and a great sized den which has a bunk-bed inside it.  This is a good property and very well priced at $310,900.

# 414 1177 HORNBY ST – “”1177 Hornby”
between Davie and Helmeken.  It’s a pretty central downtown location.  This building was once a commercial building and it was converted to condos in 14 years ago.  Being a commercial built building the building standards and outside quality is much better than residential built at that time.  This place offers large spaces, high ceilings, and lots of space 700 sq.ft.  It would be something you would probably want to renovate in the future.  This is one of the few suites with a parking stall.

# 702 928 HOMER ST – “Yaletown Park”
we’ve seen a suite at Yaletown park.  This is a cheap ($294,700) option for a newly built Yaletown tower.

# 1405 1740 COMOX ST – “Sandpiper” This is an old concrete tower in the West End.  This building is 33 years old, so it does have some character.  The building is in overall very good condition especially considering its age.  It was built much before bad leaky-condos were built.  This unit has decent space and some nice city/west end views.  If you are open to looking at older good quality this could be a good option.

# 2006 1295 RICHARDS ST – “The Oscar” is beside Eden.  These units have nice layouts, good finish.  Suites rarely come up here as it is a good building with a great reputation.  This unit is nicely priced.  It’s on the 20th floor making way for some decent views.

# 2203 928 RICHARDS ST – “The Savoy”
This building is located across the street from the Mondrian at Richards and Nelson.  This is nice suite being on the 22nd floor, 586 sq.ft., with nice views.

# 2102 1155 SEYMOUR ST – “Brava”
This is located more centrally at Seymour and Davie.  This unit is well priced and has large Western views, and some nice updates.   Brava is known for having a younger audience, and expensive rentals.  The building has a nice large heated outdoor pool and hot tub, and a good size gym.

#303 – 1001 Richards St “Miro” : This is a very well priced listings.  Similar unit sold for $355,000+ in June, and as much as $404,000 in April of 2008!  This unit is low down but a very good layout.  The build quality is quite nice with granite and wood kitchen.  The unit has a solarium/den, and it includes a parking stall.  Units like this could rent for $1500/mn and up.  But you long-term capital return could be very generous.

#1008 – 1001 Homer st “Bentley” This is another great priced unit, it was well priced before at $329,900 now its $299,999..  This building is one step better than “Miro” but very similar.  This unit is located right in the best part of Homer street in Yaletown. Includes parking.

Paul Albrighton's best condo picks on the market on January 27th 2009.  These suites have been selected for offering great value, sharp pricing, for suites that offer something special or unique.

# 1706 928 BEATTY ST – “The Max” – This is the most exciting newer studio unit on the market.  The build finish is quite nice, it has decent city views, and nice hardwood floors.  It also includes a built in Murphy bed, separated den, and a little balcony.  This building is located between Yaletown/Downtown near the Cambie Bridge.  The building also has an expansive gym and pool .  Similar units sold for $315,000 in the summer time.

# 701 989 RICHARDS ST – “Mondrian” – This complex is a nicely built quality tower by Bosa.  This is a square layout studio space with good closet space.  The finish quality is better than average and is very well maintained for 6 years old.  Its located very central at Richards and Nelson.  This building doesn’t have a pool but has a large yoga/workout area, gym, and hot tub.  It is split between two towers so the strata fees are slightly less.

# 1008 1001 HOMER ST – “The Bentley” – This building is located only a block away from H&H.  I like this place better.  The kitchen and bathrooms are beautiful.  This listing has just been discounted to $299,999 which is incredible value!  Similar suites sold for $346,000 and $359,000 in early-mid 2008! I’ve shown this suite (when it was $329900) to a few of my buyers.  The only complaint is that you have to go through the bedroom to access the bathroom.  Otherwise its my favourite 500 sq.ft. one bedroom Yaletown condo on the market.  Of course, this building has a gym, a small one but still good. 

# 1604 969 RICHARDS ST – “The Mondrian 2” – This is another unit at Mondrian, only it is a one bedroom unit.  Although there are no photos, this is a nice one bedroom and den layout. 
 
# 2109 610 GRANVILLE ST – “The Hudson” – This is the nice newer building near Holts in Downtown built by Wall Financial (built the Wall Centre), the Steve Nash gym is located in the building (separate membership required).  These suites are nice and quite high quality.  The building is very classy with a large lobby and concierge.  If you want to live in the heart of Downtown this is a great option.  The price is still priced a little high, 2 weeks ago I sold a similar suite there for $305,000 – so these people should be prepared to drop their price. 
 
# 1509 977 MAINLAND ST – “Yaletown Park” – This building offers good value, and still feels new.  A very similar suite just sold for $304,000 within the past two weeks, so again they should be prepared to receive lower offers.  This is a good complex at Mainland and Nelson. 
 
# 2507 1495 RICHARDS ST  - “Azura” – This is a luxurious tower near the seawall in False Creek North/Yaletown.  The build finish is quite nice, and this suite features high up views in a beautiful building.  The gym attached to this building is known as the “Super Club” – its amongst the best facilities in Vancouver – almost overkill: Featuring squash courts, lap pool, club size gym, steam rooms, sauna…etc.  It get shared amongst three nice buildings to keep the fees lower.  This suite priced at only $360,000 is very good value!  Similar units sold for over $410,000 in mid-early 2008.  There are no interior photos, but it has granite counters and a nice kitchen.  This ’07 floor plan is one of the better 555 sq.ft. plans I’ve seen –each room is square and very well designed.
