Paul Albrighton's best condo picks on the market on January 27th 2009.  These suites have been selected for offering great value, sharp pricing, for suites that offer something special or unique.

# 1706 928 BEATTY ST – “The Max” – This is the most exciting newer studio unit on the market.  The build finish is quite nice, it has decent city views, and nice hardwood floors.  It also includes a built in Murphy bed, separated den, and a little balcony.  This building is located between Yaletown/Downtown near the Cambie Bridge.  The building also has an expansive gym and pool .  Similar units sold for $315,000 in the summer time.

# 701 989 RICHARDS ST – “Mondrian” – This complex is a nicely built quality tower by Bosa.  This is a square layout studio space with good closet space.  The finish quality is better than average and is very well maintained for 6 years old.  Its located very central at Richards and Nelson.  This building doesn’t have a pool but has a large yoga/workout area, gym, and hot tub.  It is split between two towers so the strata fees are slightly less.

# 1008 1001 HOMER ST – “The Bentley” – This building is located only a block away from H&H.  I like this place better.  The kitchen and bathrooms are beautiful.  This listing has just been discounted to $299,999 which is incredible value!  Similar suites sold for $346,000 and $359,000 in early-mid 2008! I’ve shown this suite (when it was $329900) to a few of my buyers.  The only complaint is that you have to go through the bedroom to access the bathroom.  Otherwise its my favourite 500 sq.ft. one bedroom Yaletown condo on the market.  Of course, this building has a gym, a small one but still good. 

# 1604 969 RICHARDS ST – “The Mondrian 2” – This is another unit at Mondrian, only it is a one bedroom unit.  Although there are no photos, this is a nice one bedroom and den layout. 
 
# 2109 610 GRANVILLE ST – “The Hudson” – This is the nice newer building near Holts in Downtown built by Wall Financial (built the Wall Centre), the Steve Nash gym is located in the building (separate membership required).  These suites are nice and quite high quality.  The building is very classy with a large lobby and concierge.  If you want to live in the heart of Downtown this is a great option.  The price is still priced a little high, 2 weeks ago I sold a similar suite there for $305,000 – so these people should be prepared to drop their price. 
 
# 1509 977 MAINLAND ST – “Yaletown Park” – This building offers good value, and still feels new.  A very similar suite just sold for $304,000 within the past two weeks, so again they should be prepared to receive lower offers.  This is a good complex at Mainland and Nelson. 
 
# 2507 1495 RICHARDS ST  - “Azura” – This is a luxurious tower near the seawall in False Creek North/Yaletown.  The build finish is quite nice, and this suite features high up views in a beautiful building.  The gym attached to this building is known as the “Super Club” – its amongst the best facilities in Vancouver – almost overkill: Featuring squash courts, lap pool, club size gym, steam rooms, sauna…etc.  It get shared amongst three nice buildings to keep the fees lower.  This suite priced at only $360,000 is very good value!  Similar units sold for over $410,000 in mid-early 2008.  There are no interior photos, but it has granite counters and a nice kitchen.  This ’07 floor plan is one of the better 555 sq.ft. plans I’ve seen –each room is square and very well designed.
