 207 55 ALEXANDER ST – “55 Alexander” This is a loft style studio in a awesome Gastown location.  The street is very nice with boutique shops and character buildings, and only 5 minute walk to central Downtown via Water St.  This is nice open layout studio with classical elements.  This listing is very well priced as a one bedroom without parking unit was sold for $265,000 in November.  The only downside is this suite doesn’t have a parking stall.  Even considering it doesn’t have a parking stall it is still well priced and could probably be purchase for nearly $227,000 - $230,000.

# 511 22 E CORDOVA ST – “Van Horne” Here’s the loft you inquired on.  I’m excited for this listing as the price per square foot is spectacular.  Someone sold a 580 sq.ft. loft in November in the building for $250,000 – which was super cheap! These units sold for $330,000 - $350,000 in early 2008.

# 413 1 E CORDOVA ST – “Carrall Station” This is a loft across the street from Van Horne Lofts in Gastown.  It features a nice square layout, real hardwood floors, a balcony, and nice Northern views of Gastown and the mountains.  This is the suite I recommended.

# C8 238 E 10TH AV – “Studio 10” This is a unique Mount Pleasant loft.  It is quite industrial and seems to have a “unique layout”.  It could leave some room for your ideas/a renovation.

Paul Albrighton's best condo picks on the market on January 27th 2009.  These suites have been selected for offering great value, sharp pricing, for suites that offer something special or unique.

# 1706 928 BEATTY ST – “The Max” – This is the most exciting newer studio unit on the market.  The build finish is quite nice, it has decent city views, and nice hardwood floors.  It also includes a built in Murphy bed, separated den, and a little balcony.  This building is located between Yaletown/Downtown near the Cambie Bridge.  The building also has an expansive gym and pool .  Similar units sold for $315,000 in the summer time.

# 701 989 RICHARDS ST – “Mondrian” – This complex is a nicely built quality tower by Bosa.  This is a square layout studio space with good closet space.  The finish quality is better than average and is very well maintained for 6 years old.  Its located very central at Richards and Nelson.  This building doesn’t have a pool but has a large yoga/workout area, gym, and hot tub.  It is split between two towers so the strata fees are slightly less.

# 1008 1001 HOMER ST – “The Bentley” – This building is located only a block away from H&H.  I like this place better.  The kitchen and bathrooms are beautiful.  This listing has just been discounted to $299,999 which is incredible value!  Similar suites sold for $346,000 and $359,000 in early-mid 2008! I’ve shown this suite (when it was $329900) to a few of my buyers.  The only complaint is that you have to go through the bedroom to access the bathroom.  Otherwise its my favourite 500 sq.ft. one bedroom Yaletown condo on the market.  Of course, this building has a gym, a small one but still good. 

# 1604 969 RICHARDS ST – “The Mondrian 2” – This is another unit at Mondrian, only it is a one bedroom unit.  Although there are no photos, this is a nice one bedroom and den layout. 
 
# 2109 610 GRANVILLE ST – “The Hudson” – This is the nice newer building near Holts in Downtown built by Wall Financial (built the Wall Centre), the Steve Nash gym is located in the building (separate membership required).  These suites are nice and quite high quality.  The building is very classy with a large lobby and concierge.  If you want to live in the heart of Downtown this is a great option.  The price is still priced a little high, 2 weeks ago I sold a similar suite there for $305,000 – so these people should be prepared to drop their price. 
 
# 1509 977 MAINLAND ST – “Yaletown Park” – This building offers good value, and still feels new.  A very similar suite just sold for $304,000 within the past two weeks, so again they should be prepared to receive lower offers.  This is a good complex at Mainland and Nelson. 
 
# 2507 1495 RICHARDS ST  - “Azura” – This is a luxurious tower near the seawall in False Creek North/Yaletown.  The build finish is quite nice, and this suite features high up views in a beautiful building.  The gym attached to this building is known as the “Super Club” – its amongst the best facilities in Vancouver – almost overkill: Featuring squash courts, lap pool, club size gym, steam rooms, sauna…etc.  It get shared amongst three nice buildings to keep the fees lower.  This suite priced at only $360,000 is very good value!  Similar units sold for over $410,000 in mid-early 2008.  There are no interior photos, but it has granite counters and a nice kitchen.  This ’07 floor plan is one of the better 555 sq.ft. plans I’ve seen –each room is square and very well designed.

What is a Vancouver loft condo? At the most basic level a loft condo differs from a regular condominium because of the “open layout”.  Lofts are typically two level suites with high ceilings and a second mezzanine level.   In the Vancouver loft real estate world we also have “loft style condos.”  Additionally older buildings in Gastown and Yaletown that were once commercial properties/warehouses have been converted to lofts. In the last 5-10 years many historic and industrial buildings that were once vacant or used as non-residents, have now been converted into upscale loft apartments. The development of loft apartments has been a boost to local economies, revitalized downtown areas, and brought new life to historic districts.

In general loft apartments are Lofts are normally 4 to 12 story buildings, with sometimes higher than average ceilings.  In Downtown/Yaletown, some lofts have been built in 20-31 storey towers. How to sell a Vancouver loft? Who to choose?

#1 - Choose a loft specialist

Do not sell your loft with any realtor. Vancouver lofts are a special type of property that target a particular audience. A Vancouver loft specialist will typically know a building and comparable units, and most of all will possess knowledge of what the loft market is experiencing in terms of sales and listings. They can educate you and tentative buyers on your loft vs. what is on the market. In addition, they know what special features are important like ceiling heights,  loft orientation & layouts which are most desired, and a loft specialist also focuses the buyers' attention on what is best about the particular space.

#2 - Where do buyers come from?

Loft buyers don't only come from the MLS. This website receives thousands of new unique visitors each month from a variety of sources including: Craigslist, news print, loft mail outs, strategically placed "Vancouver loft" online ads, google paid ads and organic searches, networks of loft buyers, and numerous other search engines including yahoo, msn, live, etc. Make sure that the Vancouver loft agent you use has some sort of special or targeted advertising, that you believe can create a large flow of buyers.

#3 - Strategic Pricing

Testing out a high price can hurt your sale. If you start your listing at a very high price, you will probably end up chasing the market down. A listing's reputation is set from the beginning. Dramatic price reduction shows a sellers eagerness to sell and may be victim to very low offers or simply ignored. The initial way a listing is perceived from the initial list date is key. Most of a listing's activity is within the first four weeks. Do not choose you realtor based on the listing price they give you or accept. Choose your listing realtor for their service levels, marketing abilities, track record, and your overall perception of their business strategies.

#4 - What kind of service can you expect

Each agent has a different level of service. Be sure to ask what kind of on-going feedback you can expect once you place your property on the market. A seller's worst nightmare is to be left in the dark as their property gets stale on the market. Additionally ask yourself: does this agent do the showings themselves? Do they have assistants who actually do the ground work? How qualified are their assistants? Do they leave lockboxes for others? Are their assistants licensed and actually able to make claims about the property?
