This place has a 250+ sq.ft. back patio, great for BBQ’s. I may have mentioned this one when we met. It has a grand modern classic feel. 33 Pender – If you are open to Crosstown lofts for sale, these units have good architecture and long-term potential for making more high end. The ceilings are 10’ high. The unit at $569,000 probably has some room to be negotiated closer to $520,000. While touring the Home Show at BC Place this weekend, I had a chance to talk with Colin and Justin from HGTV: "Colin and Justin's Home Heist". I announced how large of fan I was, and then Colin and Justin asked me about price per square foot of lofts in Vancouver. These entertaining gentlelmen have a great sense of humour and had me laughing in manner of seconds.

Crosstown is on the border between Gastown and Downtown. It is home to some of Vancouver's best heritage Loft conversion buildings. The main loft building in Crosstown are: 531 Beatty St, 550 Beatty St, 528 Beatty St Bowman Lofts, 33 - 33 W Pender St, 518 Beatty St, and 546 Beatty St.

#1101 928 Richards St – The Savoy – This is a good 10 year old tower on Richards St near Nelson St – Central Downtown and on the edge of Yaletown. This unit has high ceilings, city views, and 582 sq.ft. This building has a large amenities centre: pool, gym, party room. #2909 1009 Expo Blvd – Waterworks – This is a good “Concord Pacific” built tower with spacious layouts. This unit has nearly 700 sq.ft. but the finishing’s are slightly dated and could use some touching up. Being on the 29th floor makes for great views. This is located right in Yaletown, one small block from the seawall and the best shopping and restaurants. Google Street View:
#2505 – 1200 W Georgia – Residences on Georgia - This is located in Coal Harbour/West End and only three blocks from the nicest seawall, and very close to Stanley Park. This building was built high end in 1999, it features high quality kitchens, bathrooms, and a fantastic location. The strata fees are slightly higher at $260/mn – strata fees are always higher in this part of town. Google street view:
#813 933 Seymour St – The Spot Lofts – This is a Downtown Loft with two levels of living space. The total square footage is just under 600 sq.ft., but with the 16’ high ceilings, outdoor patio, and beautiful contemporary upgrades the space feels awesome. This building is pretty mid-range, but this suite has been upgraded very nicely. The building also has a common rooftop patio on the 25th floor with spectacular views of Downtown’s best buildings, and the Mountains. Google Street view:
#602 1009 Expo Blvd – Waterworks – This is another unit in the same building mentioned above. This building also features a very large gym, pool, meeting rooms, and visitor parking area. This is a great option if you want more space than average.
#2510 – 939 Expo Blvd – Max – This is a newer version of Waterworks in the same location. The kitchens and bathrooms are newer, only the prices is slightly higher. This unit has some nice views, with bridges and some water. Google Street View
#1407 1003 Burnaby St – Milano – This is a architectural concrete tower building on Burrard in the Westend. The Westend has very little good concrete towers. This unit is on the 14th floor with ocean views, and just over 600 sq.ft. The building is very nice, and visually very nice. Here you can stroll to the Westend andw English Bay very easily. Market Update for Vancouver Lofts and Condos September 2009
Greater Vancouver home sales remained strong for September 2009, with the second most home sales in this month ever. It has been a record breaking four months for number of sales. This has pushed condo and loft prices near some high 2007 levels. Competitive mortgage rates, anticipation for 2010 Olympics, and residual buyers who waited to “act”, have all added to the market rising over the past four months. Additionally, Inventory has remained low during this period. September did show signs of increasing listings (3.4% higher than August), which should create slightly more stabilization for pricing this upcoming fall.
What does this mean for the fall? The fall should be stable with small prices increase due to: mortgage rates remaining low, prices still below peak levels, and an overall positive economic environment. ___________________________________________________________________________________
